Cost by plot size
Single and double storey, each floor covering the whole plot, at 1 marla = 250 sq ft. Most designs leave open space, so the covered area and the cost are usually lower.

What is the grey structure rate per square foot in 2026?
Our grey structure rate is Rs 3,800 per square foot of covered area. Covered area is the built floor area of every storey added together. We update the rate when cement, steel and brick prices move; it was last changed on 27 October 2026.
What does grey structure include?
The structure of the house: foundation, frame, roof slabs, brickwork and concealed electrical and plumbing pipes. You arrange the finishing. Flooring, bathroom fittings, doors, windows, paint and the kitchen are not included.
How much is the grey structure of a 10 marla house?
A double-storey 10 marla house covering the full plot is 5,000 sq ft of covered area. At Rs 3,800 per sq ft, the grey structure comes to about Rs 1.9 crore. Most designs leave some open space, so the real covered area is usually lower.
Should I choose grey structure or a finished house?
Grey structure suits you if you want to buy and manage the finishing yourself. A finished (turnkey) house at Rs 6,500 to Rs 8,500 per sq ft puts the whole job under one contract, with the finishing materials set by the package you choose.
Is the design included in the grey structure rate?
No. Plans, 3D elevations and working drawings are quoted separately for your plot, added only if you want us to draw the house.
