What a double-storey house costs in Islamabad
Plots in Islamabad are usually described by their size in feet. Multiply the two sides for the area: a 30×60 plot is 1,800 sq ft. Each figure assumes both floors cover the whole plot; most designs leave open space, so the covered area and cost are usually lower.

Before you build in Islamabad
In the CDA sectors, building plans are approved by the Capital Development Authority (CDA). Private housing schemes such as DHA Islamabad, Bahria Town and Gulberg Greens approve plans through their own offices.
Each authority sets its own setbacks, covered-area limits and height rules. They decide how much of the plot you can build on, so bring your society's rules or approval letter to the first meeting and we will plan the house around them.

Building a house in Islamabad
How much does it cost to build a house in Islamabad in 2026?
At our current rates, building costs Rs 3,800 per sq ft for the grey structure and Rs 6,500 to Rs 8,500 per sq ft for a finished house. A double-storey house on a 30×60 plot (1,800 sq ft) covering the full plot is 3,600 sq ft of covered area: about Rs 1.37 crore for the grey structure, or Rs 2.34 crore to Rs 3.06 crore finished.
Who approves house plans in Islamabad?
In the CDA sectors, building plans are approved by the Capital Development Authority (CDA). Private housing schemes such as DHA Islamabad, Bahria Town and Gulberg Greens approve plans through their own offices. Their rules on setbacks and covered area decide how much of the plot you can build on.
How many marla is a 30×60 plot?
A 30×60 plot is 1,800 sq ft: 8 marla if your society counts 225 sq ft per marla, or 7.2 marla at 250 sq ft. The cost calculator takes square feet directly, so you can enter 1,800 with the unit set to square feet.
