Building cost depends on covered area, not plot size alone. Multiply the covered area by the rate for the finish you want. Below, every plot size is priced as a double-storey house covering the full plot, at our current rates.

Double-storey house cost for each plot size
1 marla is counted as 250 sq ft and 1 kanal as 20 marla; your society may count 225 or 272. Choose a plot size for single and triple storey figures, materials and the design fee.

Figures assume each floor covers the whole plot. Most designs leave open space, which lowers the covered area and the cost. Your written quotation follows a site visit and the drawings.

Common questions about building cost
What does it cost per square foot to build a house in Islamabad, Rawalpindi or Lahore?
Our current rates per square foot of covered area are: Grey structure Rs 3,800, Silver Rs 6,500, Gold Rs 7,500 and Platinum Rs 8,500. We update these rates when cement, steel and brick prices change.
How many square feet is one marla?
We count 1 marla as 250 square feet, so 1 kanal (20 marla) is 5,000 square feet. Some housing societies use 225 or 272 square feet per marla. If yours does, enter your plot size in square feet in the calculator.
What is the difference between grey structure and turnkey construction?
Grey structure is the building shell: foundation, columns, beams, slabs and brickwork. You arrange the finishing yourself. Turnkey means we hand over a finished house, and the Silver, Gold and Platinum packages set the quality of the finishing materials.
Is the architectural design included in the construction rate?
No. Plans, elevations and working drawings are priced separately, and we quote them for your plot. You can order the design on its own or with construction: ask us on WhatsApp or at your consultation.
Do you build basements?
Yes. A basement is priced per square foot of basement area: Rs 10,000, or Rs 12,000 with the Platinum package. Tick the basement option in the calculator to include it.
Is the online estimate my final price?
The calculator gives a first guide based on covered area and our current rates. Your written quotation follows a site visit and the drawings, and lists the materials for your package.
